Carcass, semi-finished or off-plan?

A carcass is the structure without the finishing. A semi-finished house is further along. Both are sold as they stand: you see exactly what you are buying, and you pay for it now.

Off-plan usually means paying before or during construction for a finished home handed over later. These three are not that: they are built to the stage you see and sold at that stage.

The three for sale now

All asking prices:

• Idu: five-bedroom detached duplex carcass, ₦200,000,000, negotiable. About 15 minutes from the Idu train station.
• Katampe Extension: five-bedroom detached duplex carcass, ₦400,000,000, slightly negotiable (was ₦450,000,000). Sold as semi-finished: the roofing will be done and the external doors and windows fixed before handover.
• Katampe Extension, Diplomatic Zone: advanced semi-finished five-bedroom detached duplex in a mini estate, ₦550,000,000, offered as-is with a C of O available for sighting. Remaining work: entrance steps, glass balustrades, final lighting and sanitary fittings, staircase finishing, kitchen cabinetry, joinery and snagging.

Finishing it
