Before we market a property, we price it from recent sales in the same area. When an owner or a buyer needs a formal valuation, we help by consulting estate valuers.

    How we price a property

The starting point is what similar properties in the same area have recently sold or been listed for. An estate unit and a standalone house on its own compound are priced differently, and so are a carcass and a finished home.

We use that to recommend an asking price before we market a property. It is a recommendation from our experience of the market, not a formal valuation.

An example of how prices move

In our experience, a five-bedroom fully detached home in an estate in Guzape, Abuja, was listed at about ₦580m around two years ago. Comparable homes there are now listed at about ₦900m. Past prices do not predict future ones, but this is the kind of evidence a price is built from.

When you need a formal valuation

A bank, a court, an estate being settled or a buyer's own lawyer may ask for a formal valuation. In Nigeria that is the work of estate surveyors and valuers. We help you get one by consulting estate valuers.
