If you live abroad, or simply do not want to deal with the tenant yourself, we can manage the property for you as well. The management fee is quoted on request.
What rent looks like at the top of the Abuja market
In our experience, a standalone five-bedroom mansion in Katampe Extension lets for ₦40m to ₦50m a year, and asking for two years' rent up front is normal for homes at this level.
Listed annual rents for five-bedroom duplexes in Katampe Extension span roughly ₦10m to ₦30m, depending on the finish and whether the house is in an estate or stands alone (Nigeria Property Centre listings, 2026). A standalone house on its own compound sits above that range, which is why our own figure is higher.
