To verify land documents in Nigeria, do not stop at seeing a document. Confirm that the document is genuine, matches the land and can be transferred by the seller.
The documents to check
- Certificate of Occupancy, allocation letter or other title document
- Survey plan and beacon details
- Deed of Assignment or previous transfer documents
- Seller identification or company details
- Receipts and estate records where applicable
Where verification happens
Your lawyer should verify with the relevant land authority or issuing body. Abuja property may require FCT land record checks. Delta State property should be checked through the appropriate Delta land records. Federal allocations should be confirmed with the issuing federal authority.
Payment comes after verification
If the seller refuses verification, pause. If the agent discourages your lawyer, pause. If the property is real, verification should not be a problem.
