A Certificate of Occupancy, often called C of O, is one of the most recognised property documents in Nigeria. But seeing a C of O is not the same as completing verification.
What a C of O tells you
A C of O usually shows a recognised right of occupancy over land. It can be useful evidence of title, but your lawyer still needs to confirm that it is genuine, current and connected to the property being sold.
What still needs checking
- The name on the document and the seller's authority
- The land description and survey details
- Whether the property has been sold or assigned before
- Whether consent, registration or other transfer steps are required
- Whether there are disputes or encumbrances
Do not buy the document. Buy the verified property.
Fraudsters can present impressive documents. Your lawyer should confirm the document with the relevant authority and connect it to the exact property.
