What changes when you buy from abroad?
Your time zone, travel distance and access to people on the ground may be different, but the important questions remain. You need to know what is being sold, who can sell it, what documents exist, what the physical site looks like today, and what happens after payment.
Use a remote inspection that you control
Ask for a live call rather than only a pre-recorded video. Direct the inspection toward the road, the boundary points, drainage, nearby development, utilities, the building's roof and walls, or any other point relevant to your decision. Ask for the date of the inspection and keep the recording where appropriate.
Build a buyer-side verification team
A property agent can coordinate access and answer commercial questions. Your lawyer should independently review the title or allocation, seller authority, survey information and transfer route. For land, a surveyor may also need to confirm the plot identity and boundaries. These roles should not be replaced by a persuasive listing or a family member's assurance.
Ask for a written cost and handover summary
Request the agreed property price, legal or transfer costs, inspection arrangements, payment milestones, receiving account, documents to be delivered, and the next step after payment. If a price is described as reduced, confirm the current availability and the conditions of the offer in writing.
